What is Extreme Full Service?

Extreme Full Service is our way of expressing that we go much further and take more proactive care in selling your home than the vast majority of other agents. We create more value for you to ensure your home sells for more money, in less time, and that you feel good about paying our discounted flat-fee commission.

How do you calculate your commissions?

It’s a straight 1% commission for homes $400K and up. For homes under that value, please reach out to us to learn more about our discount commission program. You pay a lot less this way than traditionally required – for a superior level of service. 

Why should I choose The Geddes Group?

How long will it take to sell my home?

This is an important question. Depending on who you work with, and your pricing decision, it could take a few days or a few months (or longer) to sell your home.

How do you estimate my home’s value?

We conduct a comprehensive analysis on your home’s condition, neighborhood sale & listing values, and economic trends (Supply vs Demand) to extrapolate the fair market value (FMV) of your home and the anticipated time-to-sell at different price points.

How do you market my home?

The Geddes Group leverages digital and traditional methods of marketing your home to reach the broadest and most targeted audience for your home and its unique qualities.

What can I do to get the best value for my home?

The most important factor is pricing. If you over price, you’ll deter buyers and reduce the initially critical momentum of your listing. Once buyers and their agents label your property as ‘unrealistically priced,’ you’ll face an uphill battle, even if you subsequently lower your listing price.

How are you different from traditional agents?

How important is pricing my home to get the best value in a reasonable time frame?

All things being equal – meaning your home is in good condition, presents well, and appeals to buyers; proper pricing at FMV will get your home sold in the least amount of time. This doesn’t mean underpricing to sell quick; rather pricing fairly according to condition, location, and market factors. Indeed, pricing ‘right’ may mean selling at the highest value in the area in less than a week, if that’s what it’s objectively worth in the eyes of buyers.

We know N. E. Florida and even the South Florida markets exceptionally well. We’ve been active in Jacksonville since 2004 and have intimate knowledge of local factors and issues that influence the real estate market, the value of your home, and how to maximize value for sellers (and buyers).

I can cancel my listing agreement at any time?

Yes. We’re confident you won’t, and we’ll respect you if you do. If your home isn’t selling, and it’s priced right and presented well, it’s probably time to switch agents. We’re very transparent in our strategies and don’t hold back on our insights: we know what it takes to sell your home. If we don’t think we can help you, we’ll be completely upfront about it. 

Buyers

How does your rebate program work for buyers?

It’s straightforward: we credit 25% of our commission from the seller to you at closing (conditions apply). Use it for whatever you want: a new sectional sofa, SubZero refrigerator, new flooring or a festive weekend in Key West – it’s our way of sharing and saying thanks.

How do I benefit if I use you as my agent?

You’ll find a home that fits your needs more precisely in terms of community, condition, amenities, and value. You’ll get more home for your money through expert negotiation. And, we’ll share our commission with you! It’s a Win-Win for you and The Geddes Group.

What’s the best way to secure the home I want at a price in my budget?

By making an attractive offer that’s well supported by proper financial documentation. Building trust and demonstrating credibility to your seller are crucial to getting the best value – and the home you truly want. Sellers don’t always pick the highest offer: they want to know you can close on time and without any surprises or drama.

How do you negotiate with sellers?

We treat the seller and their agent with respect, and provide complete and accurate documents that legitimize your interest and ability to buy the home. We show that you either have the cash or ability to finance the home, and that you can close on time. We know how to make a mortgage offer carry the same weight as an All-Cash offer.

Do you provide the same level of service despite your lower fees?

Traditional commission fees are ridiculous. Since we are much more efficient, we’re willing to accept a lower profit margin and sell many homes — it makes sense to us to provide Extreme Full Service to our buyer clients with Cash rebates at closing, and for our seller clients much lower commissions.

Do I have to sign a buyer representation agreement?

No way! We don’t think it’s necessary to obligate you to work with us. We’ll earn your trust through hard work and credible insight.
